Neils’ first experience of being mentored in property came in September of 2005 when Steve Bolton mentored him to learn his HMO model of investment. At that time mentoring was a fairly unusual way of delivering property investment education but in recent years many ‘property guru’s’ have offered mentoring programmes to people that want help or support to achieve their property investment goals.
Mentorship refers to a personal developmental relationship in which a more experienced or more knowledgeable person helps a less experienced or less knowledgeable person. The receiver of mentorship was traditionally referred to as a protégé, or apprentice but with the institutionalization of mentoring the more neutral word “mentee” was invented and is widely used today.
One to one mentoring is by far the most successful way of helping people to take action. Many people attend courses or seminars and get really pumped up about the information they have learnt but then struggle to actually turn that into action and go back to their normal day to day lives and activities without implementing the new information they have learnt. This was certainly the case for Neil after he attended a number of property investment seminars. Having someone who has been there before, holding your hand through the process, minimises the chances of failure and increases your chance of success, whatever it is you are attempting.
Spending time with our mentor, Neil Mansell was invaluable during our two day mentoring program. Although we have experience of property purchasing and renovation, Neil’s huge experience in the field of HMO’s, enabled us to learn the critical factors particular to the acquisition and running of this type of property. This gave us the confidence we needed to be sure our first HMO purchases were likely to be profitable, and therefore a good investment going forward.

Mentoring is very different from coaching. A mentor has to have already had the experience of what they are teaching to their mentee. Coaches could also have the personal experience but more often than not they are simply teaching you a system which they themselves have learnt in theory rather than in practice. In my favourite sport football, some of the worlds top coaches or managers have had very little personal experience of playing football themselves at the level at which they now manage. Two classic examples of this are Jose Mourinho and Arsene Wenger yet that has not stopped them from being successful.
Since 2007, Neil has been mentoring people to follow the same model of investing that he learnt and was successful at implementing. Initially Neil mentored first time buyers or novice investors who maybe only had their own home and wanted to buy a property to turn into a HMO. This initially was a challenge as most had limited capital available but a number of Neil’s mentee’s have gone on to buy a few investment properties and now receive a decent income from their small portfolio’s.
Due to the success of the Platinum Property Partners franchise, Neil was asked to begin mentoring new Franchise Partners in 2008 and help them to get their first one or two HMO investment properties. Many of the Franchise Partners had significantly more experience in the business world than Neil ever had or simply had been home owners for longer than Neil had actually been alive yet the power of what he could teach them about HMO investing made him soon become the Lead Mentor for PPP.
One of the high profile Franchise Partners that Neil mentored included the former World Wide Finance Director for the Norwich Union/Aviva Group who now owns one of the most successful, cash flow positive properties in their Franchise network due to Neil’s ability to find the right property and recognise the potential that it may have.
Neil recently estimated that he has now been in over 1300 properties all around the UK helping people to find the right HMO investment property that fits their investment criteria. He also estimates that he has helped his mentees to buy in excess of £15m worth of HMO investment property in recent years and so is one of the most experienced and successful mentors in this investment strategy.
